1. Dreamy’s role and contracting parties
Dreamy is a booking and operations platform connecting guests with accommodation providers and property owners/managers. The accommodation provider and payment-document issuer are identified in the quote, confirmation and receipt. Unless the quote states otherwise, Dreamy acts as intermediary and collection/operations agent.
2. Accounts and acceptable use
Users must be at least 18, provide accurate information, secure their account and use the service lawfully. You may not book for someone without authority, evade payment, interfere with the system or reuse property/guest data for another purpose.
3. Listings, availability and pricing
Images, descriptions and prices aim to represent each stay fairly, but final availability and price are confirmed only in an active quote. A request is not a confirmed booking. The quote itemises nights, fees, discounts, deposit, balance, currency and expiry.
4. Booking formation and payment
Accepting a quote creates a date hold for the stated period. A booking is confirmed only after the required payment is verified by the payment provider and Dreamy updates the status. Payments are processed in THB by Stripe; your bank or wallet may apply conversion or other charges outside Dreamy’s control.
5. Tax, receipts and document accuracy
The quote shows the total amount known at booking. The receipt or tax invoice identifies the issuing entity and applicable tax components. Provide the required legal name and tax number before payment if a specific tax document is needed. Dreamy does not represent an issuing entity as VAT-registered unless it is registered.
6. Cancellation, refunds and changes
The standard cancellation policy appears on the dedicated policy page and in the quote. Clearly stated special cancellation terms in a quote control for that booking. Refunds are returned to the original payment method after verification.

Guests are responsible for the booked occupancy, care of the property and the safety, noise, smoking, pet and event rules stated in the quote or arrival instructions. Damage, unlawful use or material breach may result in termination and a lawful, evidenced charge.
8. Disruption, force majeure and third parties
If a stay cannot be provided because of a material defect, provider cancellation or an event outside the parties’ reasonable control, Dreamy will pursue a reasonable remedy: replacement, date change or refund depending on the circumstances and applicable law. Maps, payments, email and other third-party services also depend on provider availability.
9. Complaints, law and changes
For support or a complaint, contact bookings@dreamy-stay.com. We will try to resolve disputes directly before formal proceedings. These terms are governed by Thai law without limiting mandatory consumer rights. Material changes will be notified in advance where required; the terms in force at booking remain available for that booking.
